How Do New TRID Regulations Affect Your Ability to Close Quickly?

Do you want to have closing papers in your hand by the end of the year? What do you need to do to make that happen?

Many buyers and sellers want to be moved by the holiday season or by the end of the year. In 2015, we have seen some major changes as part of the new TRID regulations. You don't need to know all the details about it - that's what we're here for - but if you want to sell or buy a home between now and the end of the year, you need to be aware of the new timelines.
A lender who could typically close a loan in 15 to 30 days will now need about 45 days. Some of the bigger banks that needed 60 days are now at 90 to 120 days! This means that you need to start the process earlier to achieve the same timelines you would have been able to do a year ago.

Today, we're going to talk about property taxes. The good news is property values are up. The challenge is that when property values go up, so do your property taxes.

If you have a homesteaded property, you definitely have good news. Thanks to Save the Home protection, many people saw almost no increase in taxes on their homesteaded property, even though the property's value went up.

If you own a second home, commercial property, or investment property, you probably saw your taxes increase by as much as 13%. Property values are only going to continue to rise, so make sure your budget allows for property tax increases in 2016.

Now, if you purchased a homesteaded property in 2014, you were probably surprised with a big jump in your property taxes. You do get that homestead protection, but you lost all of the savings that the previous owners collected over time.

Right now, we have 4.5 months of inventory, putting us in a strong seller’s market. If you’re thinking of selling, this is the perfect time. If you price it right, have the right condition and perfect marketing, you are going to win. You might even get multiple offers.

In the market of homes listed $400,000 and below, the average days on the market is 33 days or less.

As for the $400,000 - $600,000 price range, those homes are selling in an average of 52 days and homes listed from $600,000 - $1 million are selling in an average of 95 days.

What does this mean for buyers in a seller’s market? It means you need an agent on your side who can educate you about the buying process, be on your side during negotiations, and make sure you get a fair deal on a home.

Here’s one interesting thing we saw. In July, there was a 16% increase in foreclosures. After 10 months of previous decline, this is an interesting development. We’ll keep an eye on the situation to see if it’s just an anomaly, or something that could develop into a trend.

One hour can truly change your life and your business. One of my favorite new things to do is a Miracle Morning. This is a great, easy read, and there's a version of the miracle morning that will work for you. 

How you start your day impacts the rest of your day, and the success you achieve. Give yourself the gift of one hour. 

Start with a big glass of water, not coffee, to refresh and re-hydrate yourself. Next, sit and be still. Enjoy the silence around you.

Then, do your affirmations. Right now, it seems like everyone does affirmations, but these affirmations may not be taking them to their goals. Be purposeful with your affirmations.

After that, spend a few minutes visualizing your life. You can imagine your life with all of the things you are working towards, or simply picture the day ahead.

Writing for a few minutes is also helpful in getting the correct mindset for the day.

Reading for a few minutes every day is a great way to enjoy a large number of books throughout the year.

Finally, give yourself the gift of exercise. By getting up and moving, you'll feel better and you'll have more energy.

As we head into the busy selling season here in Palm Beach County, I wanted to give you a few pieces of advice when you're trying to sell your home. I've noticed a lot of people falling victim to the same mistakes, and I want you to be able to avoid these issues when you sell.

  1. Not thinking ahead. What I mean by this is that you need to look at what other sellers in your price range have done, and then make the necessary repairs in order to get top dollar on your home. Understanding what is expected will protect you from over improving and losing money.
  2. Don't get too trendy or too personal. A neutral home is the one that sells the best. Don't get caught up in trends. Avoid flashy colors like pink or red, and just go with earth tones. You want your home to appeal to the largest audience possible, and not everyone likes a bedroom that's painted pink.
  3. Don't add special accessories to outdated features. If you have outdated counter tops you can't disguise the fact by putting granite on them. The buyer will probably just want to rip them out and replace them with new ones. Either give them a credit or do the job completely.

Welcome back, everybody. As the real estate market continue to heat up in Palm Beach County, more and more sellers will enter the market. Many of these buyers will be millennials, a name given to the current generation of adults under 35. 

Recently, we had the opportunity to interview a handful of millennials who have recently purchased their first homes. We wanted to see what inspired them to make such a large investment at such a young age, and here's what they had to say:

One question we have been getting a lot lately from home buyers is: Should I consider purchasing a foreclosure?

Well, there are some really great deals associated with foreclosures, but some people are under the impression that foreclosures only exist as beat-up, old homes. This couldn't be further from the truth. In fact, there are great deals in every price range when it comes to foreclosures.


Our video today takes place in one of our luxury foreclosures here in Palm Beach County. As you can see, the property is in great condition, and has even been professionally staged. However, it isn't uncommon to find a foreclosure that doesn't have a kitchen, or any appliances. This is why it's important to be clear with your team on how much work you are willing to do and what kind of foreclosure you are looking to buy.

 
You can't assume you have an out for your foreclosure. With your inspections, you will need to make sure you are OK with this property. If they find something that the bank is willing to fix, you want to go ahead and proceed with that deal.

One more important thing to remember with foreclosures is that sometimes liens attached to the property stay with the property after you close. This is why it's always a great idea to have your home's title policy reviewed, to make sure you have clear title.

What's Going on with the Latest Market Statistics?

Today we wanted to take a moment to address some of your concerns regarding the Palm Beach County real estate market. When the latest statistics came out, many people called me, worried about the numbers. So I wanted to take a moment to walk you through them.

The biggest concern was over the median sales price, where we saw a decrease of 8.8% year over year. If you just hear the figure out loud and don't understand why it dropped, you may think our market is shifting to a buyer's market. 
However, if you look at the numbers more in depth, you will find that 1/3 of closings last month were distressed properties, foreclosures, and short sales. Distressed homes always impact our median sales price in a negative way. When you take these properties out of the equation, our market is much more calm. 

Now we did have some good news as well. The median number of days on market is down by 10%, meaning that homes are selling faster. The other important piece of news has to do with our supply of inventory. Right now, we are down 3.2% in inventory from last year, but there were 33% more closings this year than there were a year ago. Pending sales were also up 29.8%.

One question we get all the time from sellers is, "How can I sell my home for the most money?"

Well, there are really three things you need to look at when it comes to selling your home:
  1. Condition
  2. Price
  3. Marketing

The first 2 items are things you control as the seller. As for the marketing, we find it to be the least talked about of the 3, but it might be the most important part of selling your home.

98% of home buyers begin their home searches online, and 92% of them want to see high quality photos of homes onlineIf your home is for sale, it is important to look at how your home is being marketed. Many sellers never see the photos of the home which is a big mistake. It's your home's first impression, and if you don't have good photos online, you are missing out on a ton of potential buyers.

What do we mean by good photos? Well, we certainly don't mean photos taken with cell phones, with other people in them, with pets, or with bad lighting. We use a professional photographer on our homes, and enhance the photos to make sure the sky is always blue and the grass is always green. It's important to have an agent who understands marketing, and that's what we do. Evidence of this is the fact that we were nominated as a top 500 marketer in North America, the only local real estate company who earned a nomination this year.

Welcome back, to a new year and a new blog post. Today we are talking about why we believe 2015 is "The Year of the Millennial."

How do we know this, and why is it important? Well, there are 82 million millennial's out there right now in our country , many of who intend to buy a home in the next 4 years. So, what exactly qualifies someone as a millennial? Generally, the term "millennial" refers to someone who was born between 1980 and the early 2000's. If you are thinking of selling your home, it's important you hire an agent who understands what's important to this huge group of buyers, as well as how to communicate with them. 

We have several members of our team who are millennial's themselves, and are joining us today to give you some tips on how to reach and communicate with these buyers. 

First off, millennial's love social media. They created it, after all. Millennial's also rely heavily on online reviews when making any major purchase. Many of our clients come to us through sites like Zillow and Trulia because they are able to see reviews of agents and make decisions based on that. Millennial's want to have their agent with them every step of the process, because buying your first home is new and scary. 

With millennial's, the preferred forms of communication are different. Text messaging is huge and when you text your millennial clients, you are able to get faster responses and clearer communication. 

One thing that real estate agents are going to need to do to keep up is integrating technology with the devices we have. Tech integration is huge for the future of real estate ,and the faster you jump on the bandwagon, the better off you will be in the future.
