Most people would guess that January would be a better time, due to the rush of the holiday season being over and the new year beginning, but most people would be wrong. We would like to show you an insider secret that most real estate agents don't know and that is: December is the perfect time to sell. 

Over the past 4 years, more homes have closed in the month of December than January. Why? For a few reasons. One being that we have a lot of people that want to benefit from property tax breaks by buying before the end of the year. We also have a lot of cash buyers visiting the area.

Another thing to consider is real estate is all about supply and demand. Did you know that last January, inventory rose 68% from the previous December? In December, we have nearly the same amount of buyers, but far less choices for them, which drives the prices of good homes up.

Many people have asked us lately: "What's going on with our real estate market in Palm Beach County?" Today we have some good news.

We are still in a seller's market - with 5.7 months of inventory, we're close to having a neutral market of 6 months worth of inventory. We've also been seeing many cash transactions lately; in fact, 41.7% of recent transactions have involved a cash closing. 

What does all of this mean? These trends are good for a recovering market, as there aren't concerns about appraisals on these deals. Also, it means the market has become stable, as the cash transactions will not be at any risk of future default. 

This last month, we had the lowest number of new properties coming on the market since February. If you're looking to sell a Palm Beach home, now is the ideal time. There is less competition, a great chance to get a higher price for your home, and an opportunity to get your home sold quickly.

Next month Fannie Mae is making some changes that we feel you should know about. Traditionally, if you make a short sale or a deed in lieu, you have to wait 2 years before you are eligible to qualify for a loan. Next month that waiting period will be stretched to 4 years. If you made a short sale or deed in lieu 2 or more years ago and want to buy a home, now is the time to start searching. You don't want to miss out on the chance to make a move and have to wait another 2 years before applying for a loan, so you need to act now.

In other news, the professional investors from one of the largest hedge funds in Palm Beach County, after buying 1,152 homes over the last two years. have stopped buying. The effect this will have on our market remains to be seen.

Purchasing a home is often the largest investment you will make in your life. However, just because you've closed on a home doesn't mean you are done spending money. Today we'll talking about 3 additional expenses that may come up once you actually move into your new home. The more your prepare for unexpected expenses, the more you can enjoy your new Palm Beach home. 
  1. Paint and Carpet
    • We tell all of our clients to plan on paying for new paint and carpet in their homes.  Even if the home looks perfect when you first see it, once the sellers move out with all their furniture and wall decorations, a lot of the time the walls are banged up and their furniture can hide a lot of carpet stains.
  2. Window Treatment and Light Fixtures
    • Another cost you probably wouldn't account for. These are usually cheap fixes and are needed in only a few rooms, but sometimes they are needed around the entire house which can quickly add up. 
  3. A/C and Appliances
    • The last thing to set aside money for is for air conditioning and appliances. Even though they may be running today, anything can happen after you move in. It's always good to set aside money for these things just in case.

Preparing for Hurricane Season

From now until November, we will have to pay close attention to the weather in Palm Beach County because hurricanes can strike at any time. It's nothing to worry about if you're prepared, so please listen to my tips that will keep you safe from mother nature. Here are a few helpful steps you can take to protect yourself.
  1. Get Your Supplies Together Early: You don't want to get your supplies at the last minute, so be sure to go to the grocery store and stock up on food & water while there isn't a massive rush before the storm. You will probably need more water than you think, so be sure to stock up on extra water. Non-perishable foods will be important, because if you lose power, your grocery store will likely lose power too.
  2. Secure Plan: It's very important to have a plan to protect you and your loved ones. Thinking about an evacuation plan ahead of time will cause less stress for everyone when the time comes to leave or hunker down during a hurricane.
  3. Get Yard Work Done Early: Clearing away branches and limbs or anything that could get airborne is always a good idea before a storm hits. You don't want to be doing this at the last minute because then you would be putting yourself in a dangerous situation.
  4. Bring in Outdoor Items: Similar to clearing branches, you should also clear away lawn furniture or any other items that might be tossed around in high winds. If something is too big to move, make sure it is secure and will not become hazardous if it is thrown off the ground. No object is too small to damage your home or your body during a hurricane.
  5. Have a Good Mobile Weather App: Technology has allowed us to be much safer in situations like hurricanes, so be sure to have a mobile weather app installed on your phone to be aware of what is happening in your area during a storm. Sometimes your phone may be the only working electronic device you have, so be sure that you have helpful apps like the Red Cross or the Weather Channel installed onto your device. You should probably also consider using a portable charging unit. They are very affordable and can be extremely helpful in these situations.

 Today we're going to have a little bit of fun. I'm going to share some Palm Beach County properties that you can buy in different price ranges.

My clients often ask me what their current home is worth, and what they will be able to buy in Palm Beach County. I want to share some options with you.

If you're looking for a home in the range of $1-1.5 million, then I have an 11,000 sq ft property in a beautiful community with amazing golf views. This home is located in Atlantis, has guest house and was designed for entertaining.

If you love boating, we have an ocean access, 4,000 sq ft home with beautiful views of the water. The owner has also done all the hard work and renovated the home to move-in condition.

If you're a little more reserved with your budget but still want the water, I have a great home that is in north Palm Beach that is on the water with ocean access. It also comes with a boat, dock, lift, and a great pool area. This property is also renovated and in move-in condition. The listing price is $550,000.

Also, if you're looking for a second home, I have a 3-bedroom 2-bathroom penthouse in Boynton Beach at the Marina Village. This is walking distance to the beach, restaurants, and the marina. It's like living in a 5 star resort. The owner will entertain any offers between $425,000 and $450,000.

As you explore the different varieties of real estate property in South Florida, inevitably you will encounter listings of Country Clubs . Although the common perception of Country Clubs is that they are “one in the same”, it’s extremely important to take note of the subtle differences between these certain types of properties. When browsing the different Country Club listings online, pay special attention to the precise classification of the property. While each individual property will have its own unique identity with its surrounding community, the entire range of different Country Clubs within Palm Beach County can be broken down into three distinct groups:
  • Public Clubs – A perfect fit for casual golfers who golf once or twice a month, Public Clubs will be accessible to everyone, with all the different elements of a Country Club (pricing, accommodations, amenities etc.) offered within a desirable range.
  • Private Clubs – the most preferable option for more advanced golfers; any individual whose passion for golf demands a more solitary setting, shared only with other members who have the same level of enthusiasm, will find themselves most comfortable within a Private Club.
  • Equity Clubs – probably the most favorable route for individuals who want both the exclusivity of a private Club and a tight-knit social bond with other members, joining an Equity Club requires both membership status and residence within the Club.

However, the most important aspect to be considered is the fact that there are a variety of lifestyles suited perfectly for one of the three types of properties, and this will ultimately be the major determining factor for most individuals.
