Today I want to talk to you about the most common questions I’m receiving right now, “What is my home worth?” The first step that people tend to do is they go to Zillow or an online evaluation site, which is a great starting point. However, if you really want to know what top-dollar is, going to those sites won’t tell you that. Those sites compare your home as being equal to all the other homes in the area and what is you have a special home? You’re going to get cheated. It would be like comparing a giraffe, chimpanzee, a rhinoceros and zebra and saying they were all alike.

What's Going on in the Market in Palm Beach County and Martin County?

Are You Tired of All the Doom and Gloom News?

When you turn on the TV or listen to the radio, you’re most likely greeted by the doom and gloom of the real estate market. Today I’m bringing you the market update for Palm Beach and Martin County so you have the information for yourself.

If you live in Palm Beach County, you are still in a seller’s market with inventory down 22.7%; which is great news. The days on market is down 48.2% or 44 days on market. Even though the market has had changes, it’s completely normal for the market to slowdown in September. Martin County is starting to experience the same great news Palm Beach County has been experiencing for a while. We’re starting to see the days on market diminish 47.3% to only 49 days on market and prices increasing 21.9%. Also, inventory is down 9.3% in Martin County

How can you use this information to win? Historically, inventory starts to fall over the next few months. You may want to consider listing your home soon instead of waiting until January when everyone else decides to put their home on the market. Another piece of information you may not have heard or noticed is that the hedge funds are back after going “M.I.A.” for the last few months. Now they are back and making cash offers on our properties for $350,000 or less, which could account for the 23.5% increase in cash sales in Palm Beach County and 34% in Martin County, making it a great time to consider selling.

Welcome back to our video blog! A lot of people have been asking me whether we are still in a sellers market. The answer is yes!

Both Palm Beach and Martin Counties are experiencing increasing average sales prices. In Palm Beach County, inventory is at 4.8 months and the average sales price is almost $400,000! Plus, the average days on market has dropped by 45.6 percent to just 49 days.

10 KILLER Design Tips to Improve the Selling Price of Your Home

1.     Use paint to create the ambiance and style that you desire.  Painting an accent wall is always a great option to add a pop of color as well. 
2.    Use throw pillows and rugs to change the patterns and color schemes in a room. This is great especially if you like to change the look often.
3.    Decorating your table is an easy way to give a polished look to your Dining room.  You can use a runner, a tablecloth, and even a centerpiece to finish the look.  Simply recovering your dining room chairs can make this room more luxurious. 
4.    Update the light fixtures and lampshades.
5.    Add a custom headboard.  This is a great way to give the room your own personal touch, and a great DIY project. Adding texture will add some dimension to the room.
6.    The master bath should be a peaceful retreat. This can easily be accomplished by replacing the faucets, adding trim around the mirror and even as simple as adding luxurious towels and bathrobes.
7.    Do you love to cook?  Consider Re-facing your kitchen cabinets, adding a glass door to a kitchen cabinet to display some of your nicer tableware pieces, or upgrading your counter tops.  A very affordable change to the kitchen is to add lighting to the underside of your cabinets.
8.    Nothing says updated like wood blinds or plantation shutters.  Also, consider adding height and width to your windows and the room by placing your draperies higher than the windows. 
9.    If this is a new home, take your time and furnish your home with quality pieces that will last.  Using neutral colors on the main furniture will make it easy to keep up with the trends.
10.    Bring nature indoors with fresh flowers and plants throughout your home.

Let’s take a look at Palm Beach County first. If you remember back in May, we had four months of inventory. This made a very strong sellers’ market. We are no at 3.7 months. The market continues to get better and better if you are a seller. Now is the perfect to put your home on the market and take advantage of this moment! Prices in Palm Beach County are up 37% from 2012!

Now, let’s look at Martin County. Martin County is trailing just a little behind Palm Beach County. Martin’s traditional sales increased by 44% from last year and their median sales price is up by 4.2%!

13 Tips to Save Money on Your Home

If you own a home, here are a few tips to save some money on your home.  Some of the tips you have thought of however maybe one or two of the items will help you put a little more in your bank account.

Tips to saving money on your home

1. The best suggestion that I can give is to make just 1 extra payment a year to go to your principal payment.  Doing so will allow you to pay off a 30 year mortgage off 7 years faster.

2. Also consider getting a 15 year loan and making the same extra payment per year.

3. If you haven't done so, get a windstorm mitigation inspection.  This could save you hundreds if not thousands of dollars each year.

4. Have an FP&L energy efficiency test to see how you can save on your utility bills.

5. Close blinds during the day during the summer to keep the home cooler.

6. Do maintenance early as the longer it goes, the more expensive a repair can be.

7. Consider upgrading insulation, appliances and a/c units.  There are rebate programs for a/c and solar energy (water) too.

8. Put a programmable thermostat for your ac.  Ideal ten - 75-78%. Every degree you raise your thermostat, you could result in a 5% savings.

9. If allowed, run your sprinkler off of a lake.

10. Consider adding a ventilating fan in the attic.

11. Review your landscaping to see if you need more shade.  Also make sure you don't have bushes touching the home.

12. Replace your a/c filters monthly

How Inspections Help Buyers Save Money and Sellers Can Get More Money

Home inspections are a critical part of the process when buying a home. It can be equally as beneficial when you’re selling a home because it provides a look at potential concerns and gives you an opportunity to rectify and issues prior to listing the home.

But in terms of buying a home, the single most important thing to do is to hire a good inspector. For years, the Treu Group has relied on Mark Wahl of WAYPOINT Property Inspection East. Mark has inspected countless properties with us and we wholly trust his recommendations.

To help illustrate how much is involved in an inspection, we walk with Mark as he does one of our newest properties, showcased on our blog and a video (linked at the end of this article). Walking through the home, he shares with us the key areas he evaluates to help his clients make informed decisions about their purchase.

Exterior; Roof, Stucco, Structure, Driveway, Electrical Points
Starting with the exterior of a home, Mark investigates the home’s construction, looks closely at the structure, checks the roof in terms of age and condition plus considers the home’s storm readiness. When looking at these areas, they check for cracking, signs of settling, evidence of water or storm damage and impending repairs that may come up in the near to midterm future. They also double check all electrical outlets to ensure they are installed with safety code in mind, such as GFCI outlets where necessary.

Savings Tip: As part of a Windstorm Mitigation inspection, Mark will evaluate the home’s readiness for hurricanes or other strong storms. Not only will this add up to big savings with your homeowners’ insurance premium but also you will receive a discount for the inspection cost when combined with a home inspection.

Windstorm Mitigation Inspections; Shutters, Panels, Impact Glass
As part of a Windstorm Mitigation inspection, the company checks everything from exterior shutters, exterior paneling, impact glass and more to make sure the home is hurricane ready. Once this investigation passes inspection, you can expect savings (as much as half your premium) with your insurance company.

Bathrooms; Plumbing, Wood Rot Evidence, Ventilation Systems
During inspections Mark carefully examines bathroom plumbing systems to ensure proper function. He checks for any leaks, looks for evidence of wood rot or other damage as a result of prior or impending problems and also checks the bathroom’s ventilation systems. During the course of the entire inspection, he also looks at windows in every room, ceilings and support beams, safety features and key aspects of the home and its function. On  your report you will learn if the bathtub seals are effective and if he suspects any leakage beneath the tub based on the floor surface or ceiling from below the bathtub’s location.

Kitchen; Appliance Function, Plumbing, Electrical, Flooring and Cabinetry
As with bathrooms, your inspector will evaluate all plumbing systems and confirm they are in working order. Each appliance is checked for proper operation while floors and cabinets are reviewed in terms of age and quality of installation as well as evidence of wood rot or moisture beneath or nearby these areas. Electrical outlets are also evaluated to make sure they can handle the load from major appliances. Throughout the inspection, Mark also ensures the home’s safety compliance – checking for smoke detectors and CO monitors.

Recalled Appliances Check
One more great service offered by Mark and his team is checking appliances for recalls. He checks the make, model and serial number of each and then submits them to a national database, where then if anything falls under a recall program the buyer (or seller) can then get a free repair if applicable. Most people are not even aware of recall programs for appliances – and they are usually the expensive large appliances such as your fridge, range, washer, dryer, water heaters or even air conditioning systems.

Palm Beach County Real Estate Market Report – March 2013

For the first time in years, like much of the nation, we are seeing a very strong seller’s market. With inventory levels below just five months – sellers have the upper hand and buyers are starting to really feel the heat. Five months of inventory means it would take that much time to sell all the existing homes on the market if nothing changed.

Inventory Levels Low But Slowly Increasing 

This trend does tend to vary from one neighborhood to the next but for the most part, most sellers are enjoying multiple offers, often at or above their list price. Though we are reporting a 14.4% increase in the number of new listings in February as compared to the same time last year, the year-to-date numbers are especially impressive. Overall, our YTD increase in inventory was 16.4% with the number of homes available through February 2012 being 6,025 with this year’s YTD inventory at 7,011 homes.

Median Sales Prices Jump Significantly

As of February 2012 the median sales price in Palm Beach County was $123,000, which compares to this year’s number at $155,000 – a whopping 25.5% jump! Looking at YTD sales, average sales prices went from $120,000 to $155,000 for an overall increase of 29.2%.

Sellers Are Enjoying Faster Sales and More Money

Given the low inventory coupled with high buyer interest, we are currently reporting a very respectable change in the average number of days homes are on the market as well as the list-to-sale ratio. February 2013 versus February 2012 shows a 14.9% decline in the average number of days homes were on the market. Similarly, there was a positive change as to how much money sellers recovered through the average sale, with a 3.1% increase in percent of original list price received.

Sales are also up; with a positive result looking at YTD closed sales as opposed to February year over year figures.
This is by far one of the strongest real estate seasons for sellers that we’ve seen in a long time – though interestingly we are in the unique situation of being a favorable market for buyers too because of historically low interest rates. These rates continue to hover at all time lows with the Fed expected to keep them there for at least several months if not through next year.

What would you say is the number one goal of most home sellers? It’s to get the most money! Yes there may be other motivations but for the most part, sellers want to be able to maximize the return on their investment and what better time than to sell during a seller-controlled market?

Today, despite being a seller’s market there is still quite a bit you can do to ensure that your home gets the most attention from buyers and ultimately the most money. Here are a few tips to follow that almost guarantee you that extra edge over other homes in this marketplace.

Get the Price Right
Pricing effectively is a key strategy to get more money in your pocket. Despite what many real estate agents advise, falsely raising the price of a home does not add “extra room” for negotiation. Rather, it can be counterproductive. We suggest the price be set carefully and according to what buyers are dictating in the marketplace to some degree. Pricing a bit lower will often generate multiple bids and create an auction environment, resulting in at or more than list price for you.

Set the Stage for Buyers
Keep in mind buyers want to see the house for what it is rather than for how you live your life in the home. Staging allows for the perfect balance between showing a home to be livable and personal while at the same time allowing enough of a blank canvas that a buyer can visualize his or her own lifestyle in the space. As you can see in the video, less is more and clean, simple décor in neutral color schemes allows buyers to imagine their own life in the home.

Keep Your Home Updated
Am important aspect of selling a home successfully is to set it up with custom and updated amenities. Florida’s Homestead Tax Exemption Saves Homeowners Thousands of Dollars Each Year

Congratulations on finding the perfect home! There are many benefits to homeownership, which you will keep finding as you continue to live in your home. Among those benefits are some great tax advantages, starting with the homestead exemption.

Residents that spend at least six months and one day in their homes here in Florida are qualified to claim homestead on their property. Our government gives owners of their own property great tax breaks when it is their primary residence.

Homestead Tax Exemption Deadline Fast Approaching
If you closed on your property on or prior to December 31, 2012 – there isn’t much time to apply for the homestead tax exemption. The deadline to apply is March 1, 2013 in order to receive homestead tax advantages for the current year.

Moving into a new home can be an extremely exciting time in a person’s life.  However, it can also be incredibly hectic.  There are some things that can be placed on the back burner during the move in process.  With these five easy tips on moving into a new home, you can be sure to back your house as safe and cost efficient as possible. 

Change the Locks

At closing time, the seller of a house turns over the keys to the new owners.  Many times, though, the previous owner will have given a spare key to a friend or neighbor in case of emergency.  Enlist a locksmith to come to the house and change all of the locks and get new keys made.  This final transition from one owner to the next will give the new homeowner peace of mind. 

Reprogram Your Garage Door Remote

Along with changing the locks of your home, reprograming your garage door remote will ensure the safety of your house.  Depending on the brand of remote, steps in reprograming it may differ, but the process is simple for nearly all brands.  Most remotes have a “Learn” button, which you must hold until the indicator light blinks.  While the indicator light blinks, press the button on your remote.  This should reprogram your garage door opener remote.  If this does not work, contact your remote manufacturer or local hardware store for assistance. 

Change Your Home’s Air Filters

Most air filter manufacturers recommend that you change the HVAC air filters once every month. Due to the increased amount of activity of moving furniture in and out of the house, a larger concentration of dust will collect in the ventilation system.   In order to improve the air quality in your home and increase heating and cooling efficiency, make sure you change your air filters right when you move in.

When a person is selling their home, there are many different procedures they must do to ensure that it is ready for sale.  Often times, during the stress of the home selling process, the smoke alarms are forgot about.  Ensure the safety of your home and family by changing the batteries in the smoke detectors when you move into a new house.  This cheap and quick home improvement has the potential to save your family’s life.

Reprogram Your Security System

 If you have a security system in your new house, it is a smart idea to reprogram it. If there is a number-code or word-code for the system, make sure that you choose a code that the whole family can easily remember, especially if you have young children.

With the New Year here, the fiscal cliff crisis resolved and things looking up for much of the country – many people are looking at buying or selling real estate. Inventory Levels Indicate Strong Sellers’ Market
At last check, in November 2012 the number of months’ inventory on hand was just 4.7 months. What that means is that if nothing were to change, it would take 4.7 months to sell the current (at the time in November) inventory. In some areas we are seeing just one to two months of inventory.

In a sellers’ market, we typically see things like multiple offers coming in on properties, price wars and artificially inflated sale prices. With this market, homeowners can finally jump off the fence and list their home with the reasonable expectation that it will sell for top dollar, quickly and with the least amount of hassle.

Unprecedented Increase in the Number of Pending Sales
Year over year, we saw a 66% increase in pending sales. This indicates a very strong marketplace with an upswing of activity that is projected to continue in the coming months and year. For buyers, this is an excellent time to be investing in real estate. Interest rates continue to hover at all-time historic lows but Palm Beach County is seeing rising prices.

For sellers, there couldn’t be a better time to list a home. Not only can you expect top dollar but also most homes are selling quickly. In fact, some homeowners will be glad to find that they may not be underwater as they once thought they were.
